Yes. With this program, you do not pay Cobbleridge a listing-side commission to sell your Long Island home. Cobbleridge is paid by the buyer as that buyer’s exclusive representative, and all compensation is fully disclosed in writing.
The goal is to help you achieve the strongest price the market will support while lowering your costs, and because buyers are pre‑approved, educated, and often supported through EHAP®, they are in a better position to make solid offers and close.
No. There is no long-term risk. You can opt out at any time before accepting an offer. If you decide a standard listing is better for you, you can transition to a traditional listing with any broker, without penalty.
Cobbleridge acts as an exclusive buyer’s agent in these transactions, representing the buyer and being compensated by the buyer. We strongly encourage all sellers to retain their own real estate attorney or legal advisor.
You can choose that at any time before moving forward with an accepted offer. No penalty to change direction.
Our buyers are thoroughly pre-approved, often using our in-house network (EHAP®), ensuring their finances are verified, and they are prepared to close quickly without contingencies. This means fewer unqualified showings for you.
Timing depends on your home, price expectations, and buyer fit. Because many buyers are already pre-approved, matches can move quickly when alignment is strong.
We manage the transaction on behalf of our buyer. Sellers should retain their own NY real estate attorney for contract review and protection.
Yes, fee structures and any discounts are documented in your agreement and are designed to comply with New York State law and RESPA by ensuring nothing is exchanged as an improper incentive to other service providers.
Existing agency relationships are respected, so if you are already under contract with another broker, you should speak with your current agent first before making changes.
This option is ideal for Long Island homeowners who value privacy, want fewer but more serious showings, and care about maximizing net proceeds, especially if they prefer to avoid a full public marketing campaign
Yes, you can schedule a free, no‑pressure phone consultation any day of the week to ask questions and see whether this zero‑commission path is right for your situation
Primarily Suffolk County and Nassau County, with a focus on communities where our buyers are actively searching.
