What is dual agency and why should I avoid it in Suffolk County?

Dual agency occurs when one real estate agent — or one brokerage — represents both the buyer and the seller in the same transaction. In New York State, dual agency is legal with written disclosure. But legal doesn't mean it works in your favor.


When your agent also represents the seller, they are legally prohibited from fully advocating for either party. They cannot tell you the home is overpriced. They cannot advise you to walk away. They cannot negotiate aggressively on your behalf without jeopardizing their relationship with the seller. Your protection is compromised the moment that conflict exists.

How is Cobbleridge Realty different from Re/Max or Coldwell Banker?

Re/Max, Coldwell Banker, and most traditional Suffolk County brokerages represent both buyers and sellers.
